Team up with us for a first rate selling experience; you will benefit from our knowledge and expertise.

As Your REALTOR®, We Will:

  • Listen to your goals and work to meet your needs.
  • Get to know your property with a comprehensive visit, interview, and research.
  • Perform an analysis of properties similar to yours that have sold in order to advise you on market value.
  • Strategize with you on how to successfully market your property and get the best possible price with guidance on curb appeal, staging, and pricing.
  • Attractively photograph and write up your property to showcase its features, and if applicable, actually walk the land to know it and use technology to map it.
  • Extensively market your listing:
    • Produce a dedicated Web page for it that is indexed on leading Internet search engines, as well as a mobile Web site. Sunset Vista Realty also advertises on Google and Bing to draw buyers to your listing on our well-rated Web site.
    • Showcase it on, the country’s #1 site for prospective buyers, feature it on Zillow and Trulia, and spread it to numerous specialized real estate websites to attract buyers.
    • Advertise it locally on Craigslist, Chico News & Review, and in the Digger mailer.
  • Expertly counsel you on negotiating offers.
  • Be quick to respond to your questions or calls, and keep you informed on activity for your property.
  • Guide you through the process and paperwork, taking the time to provide explanations.
  • Assist you in finding your next home.
  • Help you succeed and earn your positive review.

What To Do Before You Sell a Home or Other Property:

  • Make the obvious repairs.
  • Spruce up the landscaping and tidy the yard to create a strong first impression.
  • De-personalize your home so that prospective buyers can visualize themselves living in it. Remove family photographs, religious items, and other personal items like holiday cards, children’s artwork, and certificates/awards/trophies. Clothes and shoes should be kept put away.
  • De-clutter your home to give the impression of space. Keep counters, floors, tables, and desks as clear as possible. Remove furniture that hinders the comfortable flow of traffic through rooms. And de-cluttering applies to the outdoors as well.
  • Make your home presentable by doing a thorough cleaning, especially making the kitchen and bathrooms spotless. Air it out to eliminate musty, pet, and strong cooking odors. Replace or clean and deodorize carpets, but select a neutral color and mainstream product.
  • Make small improvements such as updating lighting fixtures, cabinet or door handles, and minor kitchen and bathroom updates. Paint walls, again selecting a neutral color.

While these ideas are all optional for the seller, they can significantly increase the number of interested buyers, and competition among buyers can drive the price up.

Costs to Expect:
