What To Do Before You Sell a Home or Other Property:

  • Make the obvious repairs.
  • Spruce up the landscaping and tidy the yard to create a strong first impression.
  • De-personalize your home so that prospective buyers can visualize themselves living in it. Remove family photographs, religious items, and other personal items like holiday cards, children’s artwork, and certificates/awards/trophies. Clothes and shoes should be kept put away.
  • De-clutter your home to give the impression of space. Keep counters, floors, tables, and desks as clear as possible. Remove furniture that hinders the comfortable flow of traffic through rooms. And de-cluttering applies to the outdoors as well.
  • Make your home presentable by doing a thorough cleaning, especially making the kitchen and bathrooms spotless. Air it out to eliminate musty, pet, and strong cooking odors. Replace or clean and deodorize carpets, but select a neutral color and mainstream product.
  • Make small improvements such as updating lighting fixtures, cabinet or door handles, and minor kitchen and bathroom updates. Paint walls, again selecting a neutral color.

While these ideas are all optional for the seller, they can significantly increase the number of interested buyers, and competition among buyers can drive the price up.

Costs to Expect:

Following are some typical costs that may–or may not–be related to your particular sale. We will help you understand what costs are involved in the sale of various types of property, and estimate the costs associated with the sale of your particular property.

  • Outstanding loan payoff costs
  • Natural hazard report cost
  • Home warranty if offered
  • Transfer tax
  • Escrow and Title. The seller typically pays 50% of the property title insurance cost and the escrow services fee.
  • Real estate commissions. The seller pays both seller and buyer salesperson commissions
  • If requested by the buyer or required for a particular transaction:
    • Cost of correcting damage from active wood-destroying pest infestations (insects, dry rot)
    • Cost of correcting safety hazards, such as exposed electrical wiring, broken windows
    • Cost of repairs requested by the buyer to correct issues found in inspections
    • Cost of inspections such as well, septic, and pest.
